After months of follow-ups and disputes over unpaid CAM dues, AAOA signed a formal agreement with Sattva on 20th September 2025. Key protections secured for residents:
- Unsold flats billed at ₹2.75/sqft (down from the unauthorized ₹3.60/sqft billed by previous AAOA without any agreement)
- Sattva must take NOC from AAOA before handing over any flat to new residents
- If flat handed over without AAOA NOC, AAOA can restrict entry
- Sattva faces 18% interest penalty if CAM dues on unsold flats are not paid within 30 days
- Sattva is liable to pay fixed electricity charges on all unsold flats
- Phase 2 maintenance was successfully brought under AAOA from Sattva
Status: AAOA recovered approx. ₹1.5 Crores of pending dues from Sattva. Remaining ₹2+ Crores dispute is under civil litigation. AAOA continues to pursue.
