1. Opening Remarks
Mr. Venkatesh Shenoy (MC Member) welcomed all residents to the first official meeting of the AAOA. He outlined the overall agenda and emphasized the importance of resident participation in building a cohesive community.
2. President’s Address
Mr. Shreenivas Nayak (President) expressed gratitude to the members and residents for attending. He provided an overview of the efforts being undertaken by the AAOA team and highlighted how interested residents have contributed to various tasks and activities, encouraging continued involvement.
3. Activities Recap
Mr. Suryakant (General Secretary) gave a detailed report on all the activities carried out by the AAOA over the past 45 days. Key initiatives, such as improvements in maintenance and efforts to enhance living standards, were outlined.
4. Financial Update
Mr. Santhosh Shetty (Joint Treasurer) presented a summary of the AAOA’s financial status. He provided an update on collections and expenses incurred over the last 45 days, and shared the current balance available with the association.
5. Key Discussion with Sattva Management
Mr. Suryakant (General Secretary) elaborated on discussions held with Sattva mid-level management on the following key issues:
Amenities Maintenance: Deadlines for fixing gym equipment and general clubhouse maintenance.
GAIL Gas Connection & Service Issues: Ongoing issues and action plans.
Security & Parking: Concerns regarding parking allocations and security lapses.
Maintenance Charges & Handover Process (HOTO): Clarification on payments and updates on handover discussions.
Cauvery Water Connection Status: Current progress and next steps in securing Cauvery water supply.
HT-LT Conversion: Updates on high-tension to low-tension conversion.
Water Hardness & TDS Issues: Plans to improve water quality within the apartment complex.

Feedback, Suggestions & Questions from Residents:

1. Maintenance Payments:
Resident Question: Should we pay the maintenance charges or not?
AAOA Response: The president explained that the AAOA has already had an initial discussion with Sattva’s mid-level management. We will soon engage in discussions with their senior management to resolve the matter. As soon as there is an outcome, we will communicate it to all residents. Furthermore, the president confirmed that any penalties for non-payment of maintenance charges may be waived, depending on the final decision reached in our discussions with Sattva.
2. Gym Equipment:
Resident Concern: The gym equipment is not working, and deadlines for repairs are not being met.
AAOA Response: We have been continuously communicating with the Sattva team regarding the overall condition of the gym and clubhouse equipment’s. Sattva has provided a deadline to repair the faulty equipment, and we are monitoring the situation closely. We will revisit the condition of all equipment and escalate any unresolved issues to the Sattva team. Going forward, we will share regular updates on the condition of the clubhouse equipment and request residents to join the Amenities & Clubhouse Committee to ensure efficient handling of these matters.


3. Guidelines, Rules & Regulations:
Resident Suggestion: Circulate official guidelines, rules, and regulations for the community.
AAOA Response: Yes, AAOA is already in the process of drafting official guidelines. We are currently referring to the bylaws (Deed of Declaration), along with the guidelines shared by the previous association (but not implemented), and the standards followed by other apartments. Taking all of these into consideration, we will develop comprehensive “Anugraha Guidelines” that will include rules, regulations, violations, and corresponding penalties. Once finalized, the guidelines will be communicated to all residents and implemented across the apartment.

4. Formation of Sub-Committees:
Resident Suggestion: Form sub-committees for various aspects such as sports, clubhouse, security, water quality, etc.
AAOA Response: We agree with this suggestion and are in the process of forming multiple sub-committees to oversee different areas of the apartment. Interested and qualified residents are encouraged to join these committees and contribute to the betterment of our community. We are going to share an invitation for residents to volunteer for these sub-committees, and we urge everyone to get involved in making Anugraha a better place for all.

5. Parking Slots for Residents & Visitors:
Resident Question: Why are parking slots for residents and visitors not yet allotted?
AAOA Response: We have raised this concern with the Sattva team, and they have assured us that the allocation of parking slots will be completed within the next 30 days. We will continue to follow up on this matter and provide updates to the community once there is progress.

6. ATM Installation in Anugraha:
Resident Question: Is it possible to install an ATM within the Anugraha apartment premises?
AAOA Response: We explored the possibility of installing an ATM and approached several banks. However, there are certain conditions that must be met: a. The apartment must have an account with the bank. b. The account must meet a specific transaction turnover threshold. c. There should be no other ATM within a 2-kilometer radius. Unfortunately, Canara Bank, with whom we have an account, confirmed that it is not feasible to install an ATM based on these criteria. Additionally, as per the bylaws, we can only open accounts with PSU (Public Sector Undertaking) banks, so we cannot approach private banks for this request.

7. Lift Plywood Painting:
Resident Request: Lift plywood needs painting.
AAOA Response: It is a short-term arrangement to avoid the damage in the lift. Same will be removed once the approx.100% occupancy in each tower is completed.

8. Old Email Query:
Resident Question: The current president had sent a personal email before the election as a resident, stating that most of the pending work should be completed by the association very soon. Why hasn’t that happened?
AAOA Response: The president clarified that the email in question was sent when he was a resident and not yet part of the association. The earlier email should be considered an individual resident’s perspective at the time, and the current AAOA is working with all members to bring about the necessary improvements. Now as president of AAOA, decisions must be taken collectively by the nine-member committee in the best interests of the entire Anugraha community. That email is no longer applicable for the present situation, and decisions must be made in a structured, transparent manner for the overall benefit of the society as a whole.

9. Cricket Tournament Permissions:
Resident Question: Why is AAOA permission required for conducting cricket tournaments?
AAOA Response: Any activity conducted within the apartment premises must have AAOA’s approval to ensure that it is in the best interest of the entire community. No resident or group of residents should take the privilege of using the apartment’s facilities for granted as per the will and wish of a particular group which may lead to internal disputes within the residents. All activities, including cricket tournaments, must be governed by the “Anugraha Sports Committee” rules and regulations framed by the AAOA to maintain fairness and balance. Any event that does not benefit the majority of residents should not be held within the premises.

10. Lift Emergency Incident:
Resident Concern: In Tower 3, there was a panic when the lift emergency bell rang, and the power was cut off, causing residents to panic and rush down the stairs.
AAOA Response: This incident was caused by a technical issue with the lift’s emergency bell system. We have escalated the matter to the Sattva team, who have since resolved the issue. Moving forward, we have instructed the Sattva team to take preventive measures to avoid similar incidents in the future.
11. Security Lapse at Main Gate:
Resident Concern: There was no proper security check at the main gate during late-night hours, and residents entered without being checked.
AAOA Response: We have noted this issue and will escalate it to the Sattva security team. We will ensure that corrective actions are taken and that security is tightened, especially during late-night hours.
12. Fire Safety and Security:
Resident Request: Fire alarm and emergency evacuation drills, a full-time fire safety officer, and tower-specific security guards are needed.
AAOA Response: Fire safety and security are priorities, and we will take necessary actions to implement required measures. We are also proposing minimum 2 residents from every tower who can be trained in fire safety for any such emergency as a precaution, for these interested residents should come forward.
13. Tower 5 Entrance Issue:
Resident Suggestion: The entrance near the vegetable vendor in Tower 5 is narrow, leading to slips and collisions. Can it be widened?
AAOA Response: While structural changes cannot be made to widen the entrance, we will add additional lighting and mirrors to improve safety in that area.

14. AAOA Response on Social Media:
Resident Concern: AAOA is silent in social media groups, and residents are unable to get daily responses.
AAOA Response: Social media groups are not official communication channels for AAOA, and we do not monitor them. It is not feasible and not required to respond to every comment posted at any time, including late at night. However, residents can use the following official communication channels to raise concerns:
